2026-07-27 · Team workspace, deal sharing & Projects

Deals now live in a shared workspace, not on one desktop. Three things shipped together:

• Read-only deal sharing— generate a magic-link view of any saved deal for a lender, IC, or LP. They review the full proforma in the browser with no account and no seat; guests see the numbers, never your raw inputs.
• Team workspace(Enterprise) — invite team members into a shared workspace and a common deal library, managed from a single roster.
• Projects(Enterprise) — group related deals into named Projects, attach the OM, STR, and P&L at the project level, and give the team one shared deal memory.

2026-07-27 · Per-class pref + capital-stack depth

Each equity class can now carry its own preferred return rate and seniority, not just a single blended pref. The capital stack also grew: alongside senior, mezzanine, and preferred, the engine now threads C-PACE, EB-5, SBA 504, seller financing, and FF&E loans end-to-end — through the proforma, the returns, and the live Excel workbook.

2026-07 · Sources & Uses reconciliation

Both sides of Sources & Uses now derive from a single source of truth in the engine, so the app view and the exported workbook tie out cell-for-cell. Part of an ongoing app ↔ Excel parity effort.

2026-05-17 · In-app cancellation flow

New “Before you go” intercept on the Settings → Billing tab. One-question reason survey, then three save offers before the Stripe portal handoff: pause subscription (1/2/3 months), switch monthly → annual, or book a 15-minute call. Replaces the prior straight-to-Stripe redirect.

2026-05-12 · Domain live + Phase BB scrapped

underwrote.ai is the production domain. Apex 301s to www. TLS via the platform.

Phase BB (Teams tier with per-collaborator permissions) shipped 2026-05-08 and was scrapped four days later — the per-link permission bitmap wasn’t worth the RLS complexity. The simpler model — magic-link read-only viewing for non-subscribers — served the immediate use case. The broader team story returned in a cleaner form in July: a shared team workspace, read-only deal sharing, and Projects (see the 2026-07-27 entry above).

2026-05-07 · Phase Y close — dynamic export layout

Phase Y shipped across 10 sub-phases:

• USE_LAYOUT_PLANNER default flipped to ON. Excel export now uses the dynamic layout planner end-to-end.
• Legacy-name bridge in place so existing deals re-export without layout drift.
• NOI_Y<n> anchor formalized.
• Mezzanine amort=0 helper for IO-mezz deals.
• 121 new parity assertions in the engine-vs-Excel test suite.

2026-05-04 · Landing v2

New landing surface — institutional-minimalism redesign. Cormorant display serif, hero background, MCP positioning section, hospitality-specific product mock. Old landing retired.

• 12-step wizard from property basics to underwrite.
• A dozen live-formula Excel sheets with workspace branding.
• Five partnership waterfall structures including OZ-equity 3-bucket.
• Document extraction for STR, Kalibri, Operating P&L, proforma xlsx.
• IRR + DSCR 5×5 sensitivity matrices.
• Base / Upside / Downside scenario overlays.
• Other Operated Departments — spa, golf, retail, telecom, internet, membership clubs, branded residences.
